The Farme at Matlock Creek Subdivision

A unique, Eco-Community master planned subdivision in Franklin, NC. This will be Macon County, North Carolina's first Eco-Community.  All of the homes will be 100% self sustainable and built to LEEDs platinum "Green" building standards.  For a view of our Subdivision approval click here.

Sustainable design or building "green" is an opportunity to use our resources efficiently while creating healthier buildings. It provides cost savings to all our home owners through improved human health and productivity, lower cost building operations, and resource efficiency--and it moves us closer to a sustainable future.


CONSTRUCTION:
  We will use sustainable construction materials and products by evaluating several characteristics such as reused and recycled content, zero or low off gassing of harmful air emissions, zero or low toxicity, sustainable harvested materials, high recyclability, durability, longevity, and local production.  Such products promote resource conservation and efficiency.  Using recycled-content products also helps develop markets for recycled materials that are being diverted from landfills. 

Use of dimensional planning and other material efficiency strategies.  These strategies reduce the amount of building materials needed and cut construction costs.   For example, we design rooms on 4-foot multiples to conform to standard-sized wallboard and plywood sheets. 

We will reuse and recycle construction and demolition materials.  For example, using inert demolition materials keeps materials out of landfills and costs less. 

We will require plans for managing materials through deconstruction, demolition, and construction. 

We design with adequate space to facilitate recycling collection and to incorporate a solid waste management program that prevents waste generation.

POWER SUPPLYBy utilizing solar, wind power and a new innovative steam renewable energy system, these homes will be 100% self sustainable.  All of the building materials for the bios energy systems will either be recycled or re-claimed. 

Using passive design strategies will dramatically affect building energy performance. Our measures include building shape and orientation, passive solar design, and the use of natural lighting. 

We have implemented strategies to provide natural lighting. Studies have shown that it has a positive impact on productivity and well being.

We will install high-efficiency lighting systems with advanced lighting controls. Including motion sensors tied to dimmable lighting controls. Task lighting reduces general overhead light levels.

Use of a properly sized and energy-efficient heat/cooling system in conjunction with a thermally efficient building shell. We will maximize light colors for roofing and wall finish materials; install high R-value wall and ceiling insulation; and use minimal glass on east and west exposures.

Use of alternative energy sources such as photovoltaics and fuel cells that are now available in new products and applications. Renewable energy sources provide a great symbol of emerging technologies for the future.

NO SEPTIC SYSTEM:  We have designed a unique water treatment system designed to optimize the use of all waste water, create less of an impact on the environment and keep our motto of "There is NO such thing as waste" in tact. Click here for a depiction of our system.

HEATING:  Heating will be generated through wood and corn pellet stoves.  The wood pellet and corn pellet stoves have the least impact on outdoor air quality, as they emit much less pollution than the EPA-certified wood burning stoves.

This is evident when comparing the smoke coming out of the three stoves, with the wood pellet and corn pellet stoves being so efficient in the burning process that the smoke emitted from their vents is clear as compared to gray or black.

This efficient burning has an added benefit to the home owner, allowing wood pellet and corn pellet stoves to be vented outdoors through a pipe in an outside wall instead of through a chimney. As a result, wood pellet and corn pellet stoves can be installed in almost any room. 

WATER:  We will use dual plumbing to use rain and/or recycled water for toilet flushing and a water treatment system for gray/black that recovers rainwater or other non potable water for site irrigation. 

We will:

  • Minimize wastewater by using ultra low-flush toilets, low-flow shower heads, and other water conserving fixtures.
  • Use recirculating systems for centralized hot water distribution.
  • Install point-of-use hot water heating systems for more distant locations.
  • Use a water budget approach that schedules irrigation.
  • Meter the landscape separately from buildings
  • Use a micro-irrigation (which excludes sprinklers and high-pressure sprayers) to supply water in non turf areas.
  • Use of state-of-the-art irrigation controllers and self-closing nozzles on hoses.
